RENT. SETTLE. LOOK AHEAD.

A good beginning. Care that continues.

Tenants need a suitable place to settle. Owners need a clear leasing plan. Getting the details right helps both sides start well.

FOR TENANTS

A home for where you are now.

For students, newcomers and families between homes, start with your needs and move-in date.

  • Clarify rent, timing, commuting and everyday amenities.
  • Confirm whether you’re renting a whole home, separate unit or room, and identify shared areas.
  • Understand application requirements and coordinate viewings and communication.
  • Review included utilities, parking, equipment and handover details.

FOR LANDLORDS

A clear plan for your rental.

From preparation to handover, make the responsibilities, timing and paperwork clear.

  • Review the property, the space offered and rental positioning.
  • Discuss presentation, viewings and application-review arrangements.
  • Coordinate leasing documents with applicable requirements in mind.
  • Confirm keys, condition records and communication before and after move-in.

CARE BEYOND THE TRANSACTION

A signed agreement
isn’t the end of the relationship.

Some clients continue to entrust me with rental-property coordination long after their purchase. That trust is built through consistent attention to the details.

Day-to-day communication

Help coordinate property-related matters between owners and tenants.

Maintenance coordination

Arrange communication with service providers within the agreed scope, with significant spending confirmed by the owner.

Tenancy follow-through

Keep important rental matters in view and connect with appropriate professionals when needed.

A defined service scope

Confirm services, fees and responsibilities in writing, based on the property and the support required.

A LITTLE CLARITY

You may be wondering.

How does renting a room differ from renting a whole home?

The actual space, shared facilities, costs and living arrangements must be clear. Facts such as sharing a kitchen or bathroom with an owner can affect which rules apply.

Does property management include repair costs?

Management services and actual repair expenses are separate. The scope, authorization limits and communication process should be confirmed in writing before work begins.

Which lease documents and rules apply?

Ontario’s standard lease applies to most private residential tenancies, with exceptions. The actual arrangement needs to be reviewed; legal questions should be referred to an appropriate legal professional.
